What I do...
Primarily I specialise in all aspects of commercial and residential
property.
More specifically...
Much of my work is for small to medium-sized property companies or
private entrepreneurs. I have specialised in commercial and residential
property matters since qualifying as a solicitor in 1987.
I look after a number of clients' commercial property portfolios,
involving frequent property sales and purchases with a requirement
for considerable landlord and tenant input. My post-qualification
background at Linklaters provided invaluable landlord and tenant experience
primarily acting for institutional landlords. However, my subsequent
work with Office World, for whom I acted in connection with more than
50 retail warehouse leasehold acquisitions, ensured I had considerable
tenant based experience.
I handle substantial commercial, residential and mixed use development
schemes, often through joint venture vehicles. Such schemes would
normally involve the related areas of planning and property tax.
Complex financial arrangements play an increasing role in many commercial
property transactions and I aim to lead my clients through those arrangements
as painlessly as possible.
Primarily, I try to be pro-active and make deals happen. Property
deals have a limited shelf-life and I see my role as instrumental
in making them happen as soon as possible after my client has agreed
the basis of the deal.

Outside the office...
My existing clients will know I spend too much time in it! Outside
the office I am a keen sportsman and enjoy golf, tennis, skiing and
watching most sports, particularly football and my beloved Tottenham
Hotspur (I still can not reconcile myself to the fact that most of
my clients are Arsenal supporters!).
I am married to Simone and have three children - James, Emma and
Lucy who constantly keep me on my toes.
What my clients say...
"Accessible and straightforward in approach, we have found the
ability of Richard Pearlman & Co./LLP to deliver legal services in
support of a wide variety of property transactions a huge contribution
to closing on schedule, and thereby helping our business grow. We
have received personal service to the best City standards at an affordable
price."
Nigel Welby, Managing Director, Commercial Management Limited
and Chairman, Retirement Villages Limited
"Richard's understanding of his clients' needs are priceless.
His experience, together with the speed with which he deals with all
of our matters have resulted in many successful transactions that
otherwise may not have happened."
Steven Goldstone, Managing Director, Cube Developments and Investments
Limited
"We first came across Richard Pearlman when he acted for the
vendor on a property we purchased in 1996 – and he so obviously
outshone our solicitor that it became embarrassing. Since then, Richard
has acted exclusively for us and has never once failed to maintain
that very high level of service which first attracted us to use him.
His training and background with Linklaters means that we get the
expertise of a partner of a 'magic circle' firm but with a much more
personalized feel and at a more affordable rate. His back up staff
are also extremely capable should we need them on the rare occasions
that he is unavailable."
Andrew Klein, Managing Director, Rican Securities Limited
"I have been a client of RP & Co for 5 years and have (without
fail) received fast, efficient and sound advice on a regular basis.
It has been hugely comforting to know that someone is always there
to fight your corner and get the best result possible for us."
